. . . we bought a new house today!!! Well, technically it hasn't been built yet, but we signed and finalized all the paperwork today.
We're working through the Grand County Housing Authority, doing a self-help program. What they do is get a group of 10 families together every 7 months or so, and help each other build the houses. All of the major work is subcontracted out (i.e. foundation, framing, plumbing, electrical, drywall, etc.) The families are in charge of doing the finishing work, (i.e. windows, carpet, painting, shingling, etc.) There will be a general contractor on site at all times to keep an eye on things.
Anyway, this is considered our down payment. Between the two of us, we need to put in 30 hours a week working on the house. The project will take 9 months to complete. Construction starts in about 3 weeks, so we're expected to be in by Christmas!!
The loan is given to us through the US Department of Agriculture, and is designed to help lower-income families in rural areas to have a home. An advantage of doing it this way is that we won't have any closing costs, realtor fees, or down-payment. If our income drops down too low, the government will even subsidize our monthly payment.
We were given several different floor plans to choose from, and we also get to choose the carpets and other flooring, light fixtures, kitchen appliances, outside color, etc. Here is the house we decided on:

Yes, that is a 4-bedroom house, with a 2-car garage!
The square footage will actually be 1,533 (we won't have a basement) rather than 1,510. Also, the room that you see sticking out farther in the center of the house will be moved to the left, to give us a possibility of building a small front porch.
The rest of what's left of our loan after construction will go to landscaping our yard.
The lot will be a little over 7500 sq. ft. It is on a southwest corner lot, with the house facing South. Our road will dead-end in a cul-de-sac, three or four houses down from us. We will be surrounded by the people that we get to build the houses with, so we'll be able to get to know each other well by the time we move in.
To the locals, this area is off of Holyoak Ln., on the north side, between the highway and Millcreek.
